One contract, everything on it

Set the contract up once, and it runs the maths

Every contract is a project in your books. Its terms, quantities and guarantees sit in one place, and every certificate reads from them.

Terms from a preset

Pick Oman 2019, FIDIC 1999, UAE, Saudi or your own. It fills retention and its limit, the advance and how it is repaid, materials on site, payment days and how VAT treats retention. Change any of them.

Bill of quantities

Sections, items, units, quantities and rates, each with a cost head and a budget. Import and export it with Excel. Once work is certified, quantities and rates change only through variations.

Variation orders

New items, quantity and rate changes, and omissions, each with its effect on budget. Approving one updates the BOQ and the revised contract value in one step. Certified quantities can't be cut.

Bank guarantees

Performance, advance, retention and tender guarantees with bank, amount and expiry. Ones expiring within 30 days are flagged, and a certificate can wait for the performance bond.

Interim payment certificates

The engineer's figures become the invoice, without a spreadsheet

Enter quantities measured to date and the certificate works itself out in the standard order. It shows what you applied for beside what the engineer certified, and the difference is visible line by line.

  • Cumulative: each certificate bills only the change since the last one, so a correction simply flows into the next
  • Retention stops at its limit; the advance is repaid at its rate, and in full once the works are taken over
  • Choose whether VAT on retention is charged with each certificate or invoiced when it is released
  • A certified certificate keeps the BOQ it was certified against. A later variation can't re-price it
  • Made a mistake? Undo the latest posting in one click, as long as no receipt has been applied to it yet

Subcontractors

The same certificate logic, on the paying side

Each subcontract has its own bill, retention, advance and VAT. Copy its lines back-to-back from your BOQ at a percentage of your own rate, then certify their work the way the client certifies yours.

  • Posting creates their purchase invoice with input VAT and their invoice number, plus the journal and supplier JV
  • Retention you hold and the advance you paid are tracked per subcontractor and recovered automatically
  • Back-charges reduce what you owe them and what the job cost
  • Retention is released once their subcontract is marked complete, never more than you hold

Cost control

Budget, committed and actual, by cost head

Budgets come from the BOQ. Committed is what you have ordered or subcontracted but not yet been billed for. Actual is every cost posted to the contract, including site payroll. The moment a head will run over, it turns red.

Link open purchase orders to a contract and they count as committed until they are received or invoiced. Each posted cost lands in a head automatically, and you can move it to another.

Registers

What is held, owed and about to expire, on one page

The registers bring every contract together, so the money that slips through spreadsheets stays in sight.

  • Every posted certificate with what the client still owes and how many days late it is
  • Retention both ways: held by your clients and held from your subcontractors, with when each part falls due
  • Active bank guarantees, soonest expiry first
  • On the phone dashboard, each contract shows percent certified, what the client owes and retention held

Construction questions

Frequently asked

The certificate follows the Oman Ministry of Finance standard contract (May 2019), and there are presets for FIDIC 1999, UAE practice and Saudi Arabia. A preset only fills in the terms. You can set your own retention, advance, materials and payment terms on any contract, including zero retention.

Each contract chooses. Either VAT is charged on the full certified value with each certificate, as in Saudi Arabia, or the retention is invoiced with its VAT when it is released, as the UAE e-invoicing guide describes. Subcontracts carry the same choice.

Certificates are cumulative, so the usual fix is simply the next certificate. If you need to take the latest one back, Undo posting cancels all its vouchers together and returns it to Certified. That works while no receipt has been applied to it and the contract isn't closed.

On Professional you pay $20 a month for each company that switches Construction on, and the screen tells you before you switch. On Starter, Business and Enterprise one $20 add-on covers the subscription.

A few things, plainly. A company that sends e-invoices through Accuracy can't post certificates yet. Contracts are in your base currency only. Printing is in English only, with no Arabic layout. And there is no approval workflow on certificates; the engineer's certification is the approval.
